Acceptance

By using this website or booking a stay with Downtown River Rentals LLC ("we," "us"), you agree to these terms. The reservation confirmation you receive when you book — including its rates, dates, cancellation policy, and house rules — is part of your agreement with us, and where it is more specific than this page, the confirmation controls.

What we offer

We rent three vacation cottages in Pigeon Forge, Tennessee for short-term stays. Descriptions, photos, and amenity lists on this site are accurate to the best of our knowledge, and we update them when things change. Some photos are taken with a wide-angle lens so you can see a whole room; room sizes and views are described honestly in the listing text.

Booking and payment

Direct bookings on this site are processed through Hospitable's hosted booking page and its payment processor. A reservation is confirmed when you receive a confirmation email. The nightly rate, taxes, fees, deposit (if any), and cancellation terms are shown before you pay and in your confirmation. The booking guest must be at least 18 years old and must be one of the guests staying at the cottage. As part of our house rules, we require a recent, clear photo of the booking guest at or within 24 hours of booking; we may cancel a reservation if it is not provided.

Cancellations and changes

The cancellation policy for your stay is the one displayed when you booked and repeated in your confirmation. To cancel or change dates, use the link in your confirmation or email us. Refund timing depends on the payment processor. If we ever have to cancel a confirmed stay for reasons within our control, we will refund everything you paid for that stay.

House rules and conduct

Each cottage has a maximum occupancy, and it is firm. No smoking or vaping anywhere on the property, inside or out. No pets. No parties or events. Quiet hours apply at night out of respect for our neighbors on Old Mill Avenue. The fire pit is shared; fires must be fully extinguished before you leave them. Additional cottage-specific rules (shoes off, where to eat, trash, towels) are in your listing and confirmation. Breaking the rules may end your stay early without refund, and you are responsible for any damage, excessive cleaning, or smoke remediation caused by you or your guests.

Arrival, check-in, and the river

Check-in is by keypad from 5:00 PM; checkout times vary by cottage and are in your confirmation. The cottages sit on the Little Pigeon River and have outdoor steps, decks, a fire pit, and uneven riverbank. Supervise children and use ordinary care around the water, stairs, and fire.

Website use

The text, photos, and design on this site belong to Downtown River Rentals LLC or are used with permission. You may share links and use the site to plan or book a stay; you may not copy our photos or text for another listing or site, scrape the site, or interfere with the booking system. Names of attractions, restaurants, and platforms mentioned here belong to their owners.

Disclaimer and limitation of liability

The website is provided "as is." We don't guarantee it will always be available or error-free, and information about third-party attractions, trolley schedules, and distances can change without notice. To the fullest extent permitted by law, our total liability to you for any claim arising from the website or your stay is limited to the amount you paid us for that stay, and we are not liable for indirect or consequential losses. Nothing here limits liability that cannot be limited under Tennessee law.

Indemnification

You agree to cover us for claims, damages, and reasonable costs arising from your or your guests' violation of these terms or the house rules, or misuse of the property.

Governing law and disputes

These terms are governed by the laws of the State of Tennessee. If there's a problem, contact us first — we would much rather fix it than argue about it. Any dispute that can't be resolved informally will be brought in the state or federal courts located in Sevier County, Tennessee.

Changes and contact
